A gas safety check is one of the most important legal obligations a landlord has. Under the Gas Safety (Installation and Use) Regulations 1998, every landlord must arrange an annual inspection of all gas appliances in their rental property, carried out by a Gas Safe registered engineer. The resulting Gas Safety Certificate — known as a CP12 — must be renewed every 12 months and provided to tenants within 28 days of the inspection.
Failure to hold a valid CP12 can result in fines of up to £6,000 per breach, criminal prosecution and, in the most serious cases, manslaughter charges if a tenant is harmed.

What happens if an appliance fails?
If any appliance is found to be unsafe, our engineer will classify it as either At Risk (AR) or Immediately Dangerous (ID). Immediately Dangerous appliances will be disconnected with your permission and must not be used until repaired. DK Lettings carries out all remedial works — you don't need to find a separate contractor.

Who needs a CP12?
Every landlord renting a property with gas appliances in England, Scotland or Wales is legally required to hold a valid CP12. Only a Gas Safe registered engineer can issue a CP12 — a standard plumber or heating engineer without Gas Safe registration cannot legally carry out this inspection.

Since April 2021, landlords in England have been legally required to hold a valid EICR for every rental property. The EICR is a comprehensive assessment of a property's electrical installations, carried out by a qualified and NICEIC-accredited electrician. Failure to hold a valid EICR can result in fines of up to £30,000 per property.

What happens if the property fails?

A property with C1 or C2 codes is classed as unsatisfactory and cannot legally be let until the issues are resolved. DK Lettings handles all remedial electrical works — once complete, we retest and issue an updated satisfactory report, documented in your client portal.

How long does an EICR take?

A standard one or two-bedroom flat typically takes 45 minutes to an hour. Larger properties can take two to four hours. A brief power interruption is required for each circuit tested.

If your rental property is furnished and includes portable electrical appliances, PAT testing is strongly recommended and may be required under your insurance policy. DK Lettings PAT testing is carried out by our NICEIC-accredited electricians, often combined with an EICR inspection to minimise tenant disruption.

Frequently asked questions.

Do I need a gas safety check if my tenants have a gas cooker but no boiler?

Yes. Any gas appliance in a rental property — including gas cookers, gas hobs and gas fires — must be included in the annual gas safety inspection.

Can DK Lettings carry out remedial works after a failed inspection?

Yes — this is one of the key advantages of working with a full-service contractor. If your property fails a gas safety check or receives C1 or C2 codes on an EICR, DK Lettings carries out all remedial works directly.

How much notice do tenants need before an inspection?

Landlords are required to give tenants at least 24 hours written notice. DK Lettings manages tenant liaison directly — we contact your tenant, confirm the appointment and provide a 30-minute notice call on the day.

Can I book all my services in one visit?
